Job Description

Manages the Capex and Opex budgeting, forecasting, and spending to ensure consistency and accuracy for ANZ, SEA, Japan and Korea. In addition, acts as the central point of contact for the region and will work with finance leads in India and Greater China and GRF controller to ensure that the region overall is accurately forecasting and spending. Also involved with ensuring processes are adhered to and to continually look for ways to simplify and streamline.

Roles & Responsibilities

The Senior Finance & Real Estate Specialist will be a key part of the team working with other GRF members and supporting the APAC Regional Head (RH) and the ASKJ Sub Regional Head (SRH) to manage the Capex and Opex forecasting and spend ensuring accuracy as well as engaging with local business and stakeholders on real estate solutions and facilities related topics. In addition, this role will help bring consistency and accuracy across the region through close collaboration across the region when it comes to Capex and Opex forecasting, spend management and budgeting. Additionally, this role will assist the SRH and the RH in other non-Finance GRF related activities.


Finance Management (Regional)

  • Be the regional SPOC for any finance related topic and for Opex budgeting and forecasting
  • Liaise with other sub regions and finance leads and ensure forecasting is accurate and timely
  • Work with the Regional Head for Opex annual budgeting and forecast submissions
  • Work with Controlling and sub regional finance contacts to ensure the accuracy of accounting
  • postings in system, GL codes are set up correctly and consistency across the region is
  • achieved
  • Provide reporting on progress to track actuals and commitments
  • Ensure information is accurate and timely to minimize any IFRS16 variation
  • Assist with Business case preparation in financials and scenario planning
  • Manage ad-hoc projects and reporting requests
  • Use data to provide insights to help improve performance, savings, efficiencies, etc
  • Look for ways to simplify and streamline processes or operations to drive efficiency
  • Provide training and education to ensure standards are met and exceeded
  • Ensure lease administration system e.g. REFX is accurately updated and completed timely.
  • Regular review of REFX entries maintained by Colliers.
  • Drive collaboration to create ‘One Region’


Finance Management (ASKJ)

  • Collate and review with Sub Regional Head all finance-related topics including but not limited to
  • budgeting, forecasts, savings tracker etc, and ensure the submissions are completed on time
  • Undertake yearly budgeting and monthly forecasts including accruals
  • Ensure that the operating costs are kept within the facility budget
  • Proactively identify potential cost savings opportunities
  • Monitor and advise Finance of asset write offs
  • Maintain expert knowledge on related financial systems
  • Liaise with all relevant internal functions including but not limited to Global Purchasing
  • Organisation, Controlling, Global Finance Success, Centre of Excellence and project leads etc.
  • Ensure up-to-date and accurate documentation control are uploaded and maintained in the
  • shared folders
  • Undertake special and ad hoc projects, as necessary
  • Ensure compliance with tax and statutory regulations
  • Adhere to all SAP internal guidelines and process
  • Communicate effectively and timely


Operational Governance (ANZ/SEA/Japan/Korea)

  • Build and maintain healthy stakeholder/client relationships across multiple levels of the
  • organization
  • Liaise with all relevant internal functions including but not limited to Global Purchasing
  • Organisation, Corporate Controlling, Shared Service Centre, Centre of Excellence and project
  • leads etc.
  • Ensure key performance indicators (KPI) are achieved and service level agreement (SLA) are
  • met for vendors/suppliers in compliance to SAP per contractual governance and requirement
  • Ensure update-to-date and accurate documentation control are uploaded and maintained in the
  • relevant shared folders
  • Undertake special and ad hoc projects, as necessary
  • Ensure compliance with tax and statutory regulations
  • Adhere to all SAP internal guidelines and processe


Experience & Language Requirements

  • Candidate will have 10+ years of functional experience relevant to finance and/or real estate management.
  • Strong command of both written and spoken English


Education

  • Bachelor degree preferred and/or adequate experience
